A Betfred in Bristol, but with the potential to be so much more.
Purchased occupied by Betfred ('holding over' after the expiry of their lease), an initial move was to submit a planning application to convert the building into a smaller corner commercial unit along with 3 apartments, including one in a new roof storey. With Bristol City Council's planning department one of three in the country currently in 'special measures', that application is now the subject of an appeal against non-determination.
Although the bulk of the project may end up being relatively conventional, the edges and corners - the space between the building and the pavement (not currently demised to Betfred), the rear parking space, the corner shop and the rendered wall - could all accommodate the sort of ingenious, adventurous and creative small neighbourhood commercial activity which Bristolians almost uniquely support.
